Furniture safety

If you rent out a property and provide any soft furnishings, they must comply with the Furniture and Furnishing (Fire Safety) Regulations 1998 (as amended).

The Regulations apply to all types of upholstered seating, including chairs, settees, padded stools, sofa beds and padded headboards, mattresses and padded bed bases, scatter cushions, pillows etc.

If you rent out an HMO where you have provided any items listed in the regulations and you are applying for an HMO licence or a renewal of a licence you must complete a furniture declaration form to confirm that all items comply with the regulations regarding fire safety.
